Scheduling regular preventative maintenance is a vital part of any HVAC system. This  vital process promotes equipment performance and adds significantly to the overall life span of the equipment. As a result, regular maintenance by MARXAIRE reduces the cost of operation and adds to the prevention of the equipment failure.

When considering the intervals in which your HVAC system should be fully maintained, there are several key factors to research. This includes, but is not limited to, the actual geographical location and the application for which the equipment is being used (i.e. residence, restaurants, bars, retail, offices and warehouses, etc). These varied environments, as well as where the actual equipment is located on the property (i.e. at grade level, roof, mechanical well, etc), all of which determine the schedule in which to keep your system maintained to optimal capability.

We specialize in the maintenance and service of roof-top units:

  • Examine for signs of environmental damage, such as but not limited to: wind, hail and rodents
  • Testing voltage and amperage draw on all motors and compressors(weather permitting)
  • Inspection of electrical wiring, connections, and tightening as needed
  • Verifying gas valve and burner for proper function. Visual inspection of heat exchanger and blowers
  • Clean or change out filters
  • Lubricate motors and bearings as required
  • Examine and tighten belts as needed, and replace annually
  • Confirm all controls are operational and equipment is functioning properly
MARXAIRE recommends that under normal conditions, maintenance is to be performed no less than every 90 days/quarterly. However, depending on individual circumstances, it may be necessary to incorporate more frequent maintenance.
